Research has shown that the higher the quality of flooring materials used in some markets, the fewer concessions a property management company must make. Residential Property Management Option #1 For cookie-cutter managers, who like to have the same product and color installed in each unit, we typically suggest a mid grade product (two steps above FHA-base grade). Mid grade products (at wholesale prices) compete with an FHA Base grade from a price standpoint, but color choices are much less limited in mid grade products. For mid-grade products, carpet pile is thicker, installation errors are easier to hide, and repairs are much easier to make. Mid-grades last longer, clean-up better, and typically have a stain treatment which makes it easier for tenants or maintenance staff to remove carpet stains. Most rental carpet is replaced due to staining-not wear. Many mid-grade products are manufactured in sufficient quantities to provide a close color match, should you need to replace a room (no carpet will guarantee a dyelot-to-dyelot match). In comparing a mid grade option to an FHA Base grade option, all factors must be considered. Often short-term costs may appear higher, while long-term costs are actually lower for a mid grade product. MId grade products last longer, clean more easily, and help you keep the property rented. very few property management professionals add the cost of vacancy back into material costs, but in some instances the two are very closely related. For most apartments, the money lost from a 60 day vacancy would have paid for the highest quality carpet manufactured.
